Choosing a Shed Roof

If you're planning on building your own shed, then you may want to browse through the selection of roofs that are available before you decide on your shed roof. The one you use will be an important factor in determining the look of your shed. You can choose a gable roof for your shed. Gable is a classic style of roof that has two sloping sides that meet in the middle to make a ridge. There is also a salt box roof you can make, which is also similar to a gable roof, but only one side is short and steep while the other is longer and flatter. This kind of roof gives you more headroom and storage space, which always comes in handy. A hipped roof is a little more complex than the rest of the roofs. All four sides slope in like a pyramid and gives your shed a cottage style look.

So as you can see you have many choices in roofs and it will depend on what your needs are for storage and what you want to store. It will be worth the effort to check out the options you have when it comes to building a roof for your shed. Podcasting 101: A Step-by-Step Guide to Making and Promoting Your Own Podcast

If there's one thing the Internet is fabulous for, it's giving virtually everyone the ability to be heard. Long gone are the days of controlled media messages sent out by the powerful few, information available only by way of the Tom Brokaw and Time Magazine. Thanks to the World Wide Web and an influx of user-friendly software, now even old Mr. Jones down the street can project his voice across oceans.

Podcasting is one of the newest, freshest ways for him to do that.

Think of it like an audio blog; a podcast is a recorded program similar to radio (sans commercials, of course) made available via mp3 files on websites or RSS feeds. But unlike radio, users can download these programs onto an iPod or any other mp3 device and listen at their own convenience. Also unlike radio, there are no FCC standards to regulate the content; a podcast can say anything about any topic at any time. It's revolutionary, really.

And by following a few fairly simple steps, anyone can make them.

1. Get a Niche. Maybe you already know precisely what your podcast will cover: you want to host your own music countdown, promote your friend's newest invention or discuss the nitty-gritty political issues of your home state. That's great, get to it! But for those who aren't so sure, who know only that they want to give podcasting a shot, it's a good idea to check out what other hosts are up to. iPodder.org and Podcast.net are home to tons of podcasts on a variety of topics; download several shows on issues that interest you and see what's being done and how you might do it differently. Don't be afraid of creativity; try putting a new spin on an old issue or blowing the doors off a topic that's only rarely, if ever, covered. Listeners will continually come to your podcast if you offer something fresh and vivid.

2. Get a Plan. Once you've discovered your niche, get down to details. Though the beauty of podcasting is the ability to buck the rules of traditional audio broadcasts, it sometimes helps to consider what made those rules so traditional in the first place; this will help you map your show much more effectively.

First, consider format: how long will the podcast be? Will you have guests or take phone calls? Will you play music of any sort? Think about how other shows similar to yours function, remember all the radio programs you've heard before. Keep in mind that while you can certainly forget all the rules, you want to keep your listeners listening; a you-only six-hour program about cheese might not be the easiest thing to digest.

Once you've figured out the format, divide and plan the show accordingly. If you're hosting a talk show, for instance, decide how many (and which) topics you'll cover and how long each topic will get. And don't forget to break it up; since podcasts have no commercials, you'll need a way to give listeners a breather between issues -- consider using some sort of music or audio clip. Also, make sure to prepare opening and closing remarks for the entire thing, maybe even give listeners a sneak peek at the next program; identifying yourself, as well as referring to future episodes, is a great way to remind listeners to come back for more.

3. Get Tech. You've got the idea in theory, now get it into practice. You don't need to be a tech genius to record your podcast, but you definitely need some basic recording equipment and software. First and foremost, you'll need a microphone. While it's entirely possible to use your computer's built-in mic to record your voice, it's a much better idea to invest in an external mic; the sound will be that much cleaner and professional. Shure makes several microphones perfect for voice recording (try an SM57 or SM58), and you can find these at very affordable prices on eBay or any music shop that sells pre-owned instruments. And while you're scoping out microphones, grab a pair of headphones to track the sound; you'll want some unidirectional that covers your entire ear. Again, eBay and used music shops are the best way to go for these.

Now you just need the software. Mac owners tend to use GarageBand, as it comes with the newest operating systems, but PC users or those with no recording software already on their computer tend to use Audacity, a free audio recording/editing program that can be downloaded online (audacity.sourceforge.net); it's a fairly simple program, but tons of tutorials are available to walk you through its functions. Just remember to also download the free mp3 encoder as well; you'll need that to turn your podcast into the most easily consumable file type.

Once you've recorded your podcast and edited out any mistakes (and added music or audio samples), you'll need to minimize the file size (by either lowering the sample or bit rate), convert it to mp3 and upload it onto your website. Don't have a website? No worries! Our media (www.ourmedia.org) has recently begun providing users with completely free bandwidth and storage for podcasts and other sorts of media. It's a great way to get your podcast online while avoiding fees (if the podcast starts to gain a following, however, you'll definitely want to consider creating a website for it specifically).

4. Get Heard. So you've got the first episode of your podcast recorded, edited, uploaded and ready to go. Now you just need some listeners -- but how do you find them? The most obvious and widely used way of attracting listeners to your podcast is by submitting it to podcast directories and search engines, of which there are hundreds (run a Google search to find them). And while directories and search engines are a definite means to getting your voice out there, it's sometimes worth looking into alternate methods of promotion if you really want to take your podcast to the next level. Get involved in online forums and blogs that are similar to your topic and trade links with like-minded people; there's a whole community of podcasters out there eager to check out your program. And if your podcast has a regional slant, try getting some publicity in local papers or magazines. Though it may seem difficult, it's often entirely possible to get mentioned in print media simply by asking. Create a press release and personal bio for your podcast and send it off to as many media sources as possible; you'll be surprised at what may transpire.

Healing With Crystals Part I

Everyone and everything is surrounded by and infused with energy. When you combine the energies of stones and crystals with your own energies, they can help you to heal, to find peace, to energize your life and to protect you from the negativity that is everywhere these days. So often we find ourselves feeling dragged out and sad or sorrowful, when we cant pinpoint the reason for the way we feel. Take a look around you, what do you see? Coworkers that feel the same way? Family members, school mates, friends? All it takes is for one person to have a bad day and before you know it, everyones energies are feeding off each other and as long as the chain is unbroken, it will continue to make you feel lousy. The more negative energies you come up against in a day, the worse you will feel and then you are far more likely to get sick with a serious illness. Your immune system could be seriously compromised and then you are less able to fend off everything from a cold to cancer and even problems such as endocrine imbalances and kidney problems, not to mention you start to feel as if even your sanity is being threatened by all the bad vibes you come up against on a daily basis.

Try putting a large quartz crystal in the area where you are, physically, most of the day. That crystal will soon start taking the bad energies into itself so that you dont feel them as much. This is especially true of smoky quartz. And when you add some amethyst , you start feeling more relaxed. The stone called Spirit Amethyst or Cactus Quartz is made when amethyst and citrine crystals grow on the outside of a clear quartz crystal point and it is excellent for clearing negativity and relaxing you. A large piece of amethyst near your head as you sleep at night helps to drive off insomnia and nightmares and thus lets you sleep deeper and your body can repair itself while you sleep.

If it seems you encounter a lot of negativity during your hectic day, try carrying dark colored stones with you, either in a pocket or your purse or briefcase. Obsidian, onyx, hematite and tektite will help to dispel the bad energies, while letting the good and clean energies through to help you maintain your balance. Then add a couple of soothing stones in with them, such as aquamarine, lapis lazuli or moonstone, or a carnelian to help you feel less angry. You will notice a difference in how you feel within a couple of days. You will be able to deflect the bad and absorb the good, and when you feel good, you will help those around you to feel the positive, pure energies and make everyones day brighter.

Microwave Oven Radiation Dangers - Home Safety

The microwave is possibly one of the best inventions for busy people. Allowing us to cook food in a fraction of the time it would take in an oven, the microwave has made cooking simple for millions of people worldwide. However, the amount of radiation we are exposed to in our day to day lives has become a worry for many people.

How Microwaves Work
Microwaves heat food by sending out waves that cause the water molecules in a food item to vibrate rapidly. This creates an energy that presents itself as heat to cook the food. Ideally, the waves are contained within the microwave because the door is closed as it is turned on, releasing waves and cooking the food.

Problems arise when living skin tissue is exposed to these waves. This type of radiation is only present while the microwave is running and if it has a leak. This leak is undetectable to the human eye, as microwaves are colorless and odourless.

Microwave Radiation Health Concerns
The radiation from your microwave can cause potentially serious health problems.
These problems include: Skin Cancer, Cataracts, Dizziness and Headaches, Blood Disorders, Temporary Sterility in Men

Experts fear that children are more susceptible to possible damage caused by microwave resonance. This is because a child's cells are still dividing rapidly as they grow and any interference with that natural biological process could cause cellular mutation and possibly long term damage.

Unfortunately, the studies that have been done to determine the "safe" levels of exposures to microwave radiation tested subjects exposed to a high level of radiation for a relatively short period of time. The effects of low-level exposure over several decades is unknown.

The danger is compounded when people are bombarded with radiation not only from their microwave, but from cell phones, wireless networks, radio towers and more. It is hard to pinpoint exactly which technology could be causing the level of environmental radiation to rise to an unsafe level. Without actually knowing what that unsafe level is due to a lack of solid research, one can only try to limit their exposure.

How to Avoid Dangerous Microwave Exposure?
Research conducted by microwave repair servicemen indicates that over 50% of microwaves which are at least two years old leak around 10% higher radiation levels than what is recommended by the FDA. The good news is that by doing a slight readjustment, the problem can be solved. If you do have a microwave that more than two years old, have it serviced to see whether it is safe to use.

Improve Communication Skills in 10 Easy Ways

Do you want to improve communication skills? Perhaps you are someone who finds it difficult to communicate with people in situations like carrying on a conversation, making a speech before a crowd, or even simply answering a phone call at home or in the office.

1)Take a cue from conversation starters - these are people who find it easy to strike a conversation with anyone on just about any topic they choose.

One thing such conversation starters have in common is that they talk about topics that they are comfortable with, with people who would like to talk to them. If they feel the other party does not want to talk about that topic, they easily excuse themselves.

2)If the topic switches to one that conversation starters are not comfortable with or know little about, conversation starters choose to become listeners rather than speakers. Do this and you will find yourself absorbing a lot of information that you were previously not knowledgeable about.

3)When you are in a conversation with someone, make it a point to make eye contact with whoever you are speaking with - and smile in a friendly way so the speaker knows you are not hostile.

4)Interject humor into the conversation whenever possible. It becomes possible to do this if you feel that the other people in the group share the same mindset as you. If you are not sure, play it safe.

5)If the group is deeply engrossed with a topic, do participate by introducing your own point of view on that topic. If the group is talking about politics, it is in bad taste to suddenly blurt out "So what do you think about the Lakers this year?" You should try to keep the tangent of your interjection in line with the topic at hand.

6)If you want to be a good conversationalist, it helps to be a voracious reader. Read about various topics that interest you, not necessarily topics that are popular at the moment.

Don't force yourself to become interested in other topics just because you know other people like those topics - you will come across as trying too hard later on.

7)Ask other people in the group to contribute their own opinions as well. Some people would like to participate in a conversation but find it difficult because of natural shyness. Encourage such people to react to your own opinions and you will find that the conversation becomes richer as a result.

8)When other people react to your point of view, learn the fine art of absorbing their opinions then volleying your own reaction to those opinions. Take note that you don't need to be hostile since opinions can be expressed in a mild tone of voice as well.

9)Avoid emotion-laden words. It may become unavoidable that one will occasionally become emotional during a conversation, particularly if the topic is one close to your heart.

But using emotion-laden words might be construed as an attack against another person's beliefs - so, when you can avoid emotional language, choose less flammable words to express yourself instead.

10) Telling anecdotes about yourself is always a good option to liven up a conversation. It is a form of self-revelation and may encourage others in the group to tell their own stories as well.

Be careful though that the stories you tell do not threaten the privacy of other people - for example, if the story involves an embarrassing habit of your spouse, you may want to tell another story instead. You never know when your spouse will learn that you became the star of the show at his or her expense.

What To Do When Windows Won't Boot

When Windows fails to boot it is normally caused by you installing a program or device and it has caused a conflict with one or more other programs.

This will no doubt give you plenty of heartaches if you're not certain which program caused Windows to not boot up.

If you recently installed a program or application and know where it was installed,you may be in much better shape as for as correcting the error.

Here are common ways to correct the problem of your computer not completely booting up or not booting up at all.

If your computer will not boot-up at all,hopefully you have made a good emergency boot disk. You can always make a windows startup disk by creating one from another computer running Windows 98 or Me.Perform the following if your computer won't Boot-Up At All.

FIRST......Put your boot floppy disk in the floppy drive and turn on the PC.On some computers, you may have to access the bios and select the Boot priority to your A: drive.

Save any changes and select "Start computer without CDROM support" and press Enter.Once you are at the A prompt,type dir c: and press enter.

If your programs and other files are present,try restoring your system Registry by following the steps below.This may repair Windows,the Config. Sys and autoexec.bat files to where the PC may boot up normally.When the files are present,its a good indication of a good hard drive.

SECOND......To correct the problem of your computer not booting up,type in "fdisk /mbr" and press Enter to restore your master boot record.Type "Scandisk C:" to check the hard drive for errors that have occurred. You can also type "Sys C:" to hopefully restore files needed to boot up your computer.

THIRD......If the above procedures fail to repair your computer,you can repeat the first part of step one above and select "Start computer With CDROM Support" re-install Windows.

Making A Windows XP Bootable Floppy

Windows XP users should create a boot disk now by placing a formatted blank diskette in the A: drive, open Windows Explorer to the C:,select Tools,Folder Options ,show Hidden files and and folders,then View Tab.

Now you uncheck "Hide Protected Operating System Files (recommended).You will see a warning and click Yes and click OK.Copy the files ntldr,ntdetect.com and boot.ini onto the disk.Remove the disk and label it the Windows XP Boot Disk.

After making your boot disk,recheck "Hide protected operating system files and folders (recommended)" in the Folder Options dialog box.

To use the disk when Windows XP won't boot,place the disk in the drive,and then re-boot,the computer, Windows simply bypass the basic boot files on the hard drive and continue to boot up.

If The PC Won't Boot Pass Windows

FIRST......If your Operating System is Windows Millennium,turn on the computer and immediately press and hold down the CTRL key.Once the startup options appear,release the CTRL key. Select Safe Mode and press Enter.You are now in Windows limited version.If you know what caused your computer not to boot,you can now either change or delete that program.

SECOND....Repair your Registry by selecting Start,Run and typing "scanregw /fix" and press enter.This will fix any damage done to the Registry. You can also restore your registry which replaces your current registry with an earlier copy that was backed up by your computer.Click on Start,Run and type "scanregw /restore and press Enter.

To repair your Windows 98 Registry,hold down the CTRL key as you start the PC and select "Command Prompt Only".Type "scanreg /fix" and press Enter and "scanreg/restore" to restore a previousely saved copy of the Registry.

If you have Windows XP,press F8 after rebooting the PC should Windows freeze while booting up. You can select "Last Known Good Configuration" after rebooting to allow the computer to boot the last backed up files.And you can choose "Safe Mode" to remove any files you know caused the operating system to hang up.

Be prepared when your operating system fail. It would be a great idea to go over this article a few times and print it.Make yourself s notebook and place this and all related articles there.

Help! Turn Off The music

When I listen to the current noise that is called music, I find very little of pleasure to the senses, only a tremendous irritation as I'm put on hold to listen to rap music, or sitting in a doctor's office with a very ill relative and forced to listen to loud pop music, or trying to concentrate while grocery shopping for a very diabetic friend.

What really got me on this rampage was a trip to the emergency room with a very sick relative, and BOTH televisions were on, with different programs on each! What is there in our psyches anymore that we cant stand some SILENCE, even with the very ill? I actually had the unmitigated gall one day to ask a receptionist to please, please turn down the very loud music while waiting to see a doctor, and I was told it needed to be that loud because the folks behind the desk needed privacy! Huh? Too bad about the sick folks out there!

Gods Word assures us that quietness is our strength (what a blessed promise to those of us now searching in vain for a silent corner in this earth):

Job 34:29 KJV: "When He giveth quietness, who then can make trouble?"

Is 30:15: "This is what the Sovereign Lord, the Holy One of Israel, says: `In repentance and rest is your salvation, in quietness and trust is your strength...'"

Is.32:16-18 TLB: "Then justice will rule through all the land, and out of justice, peace. Quietness and confidence will reign forever more. My people will live in safety, quietly at home."

Jer.50:34 TLB: But their Redeemer is strong. His name is the Lord of Hosts. He will plead for them and see that they are freed to live again in quietness in Israel.

It doesnt hurt to shut down all the paraphernalia and allow Gods serenity to enter into the recesses of our mind and heart. I do believe this is the peace He promises us: "Peace I leave with you; my peace I give you. I do not give to you as the world gives. Do not let your hearts be troubled and do not be afraid" (John 14:27). The Living Bible gives us this translation: "I am leaving you with a gift--peace of mind and heart!" Indeed, it is a wondrous gift, but we must be quiet to receive it!

Shooting Your Own music Video

music videos can be expensive items. It hurts spending thirty, fifty or even a hundred grand of your hard-earned money on something you - basically - give away for free!

So, it can be very tempting to save some money by shooting your own music video. I mean, video cameras come on cell phones nowadays, and HDTV is becoming less expensive. Cameras are everywhere. They're ubiquitous. And, deep down, everyone really fancies themselves a director - sorry, an auteur, don't they?...

So, should you consider going it alone and shooting your own music video?

The short answer: NO.

Directors, producers, cinematographers and production designers are all artisans. It takes years of study and work experience to become a decent film-maker. You wouldn't leave your cd layout to some guy you passed on the street, would you? So why even consider doing something as important as your first music video all by yourself? It may look like simple work, but believe me, producing and directing ain't easy!

Can you tell the difference between a lower budget independent movie and a Hollywood summer blockbuster? Of course you can! That's exactly the difference between shooting the video yourself and hiring a professional. You don't know how to make the movie look that glossy and perfect - but the professionals do! The best you could hope for is a decent indie flick. Sure, every once in a while a home-made music video comes along and does well. But, can you even think of one (and, no, Fatboy Slim's "Praise You" was NOT an indie video, the budget was actually massive). So, stick with the professionals. Let them do it all for you.

However, the single biggest reason I would dissuade you from shooting your own music video is probably not one you would have guessed:

Insurance!

Film crews often contain twenty, thirty, or even hundreds of people. There's typically massive amounts of power being run through thick cables (often submerged in puddles) up to precariously hung lights with a virtual windmill of large, exposed, sharp metal edges (and all this at about 600 degrees celcius). A film set is literally an accident waiting to happen.

Plus, adding to the inherent dangers of a film set, music video shoots tend to be even more dangerous (music video productions don't tend to have very much money for things like saftey experts and safety harnesses). Maverick directors love to put their subjects into harm's way. And, on low-budget shoots, you can often hear things like: "We don't need an expensive car-mount - let's just throw the cameraman on the hood! Don't worry, we'll tie him down..."

So, if you do decide to shoot your video yourself, just make sure no one trips over a light stand! It could cost you your life savings.

Legitimate production companies will have production insurance that covers the workplace (this insurance would cost you around one or two thousand dollars - just for the one music video).

Professional producers and production managers will have access to much better crew members than you will. If you only have a thousand dollars to hire a director of photography (cinematographer), I guarantee you I'll be able to hire a MUCH better DoP than you will! So, unless you have contacts in the industry, you should probably consider hiring a production company to do all the producing for you. You'll get a much higher quality crew that way.

And, one final note...

If you're shooting on 35mm film (which I strongly recommend - unless there's a VERY good reason not to), you'll need to rent a camera that's worth around half a million bucks! And, that camera doesn't come with any lenses (or tripods, or dollies, or film magazines, etc...). You'll have to rent all that separately. So, unless you have a VERY high limit on your credit card, the camera house might not even be willing to rent to you. You might even have to mortgage your house to cover the deposit!

Established production companies rent camera packages all the time (a decent music video package will be at least one or two thousand dollars a day), and often receive significant discounts from the rental house that you wouldn't be able to get. So, by going with an established production company, you'll actually be getting a considerably better equipment package than if you had done it yourself (producers also know how to get film at about a quarter the price you'd be able to).

So, overall, you'll get a much better bang-for-your-buck by hiring a professional producer or production company to shoot your music video for you. It will also save you an unbelievable amount of time and effort. And, in the end, isn't that what you want for your first video: The abolute best music video possible?

Save money and Gas, Fill Your Tires with Nitrogen

Like everybody else who drives, you have been feeling the squeeze on your pocket book from the rising gas prices. The days of cheap gas for our automobiles are probably over. And now you need to know how to make buying that tank of gas less painful.

There are many things you can do to save on your gas bill, and one thing that may be overlooked is increasing your gas mileage through your tires. Yes, proper inflation will help slightly, gives a more comfortable and safer ride, but have you ever considered inflating your tires with nitrogen?

The newest ingenuity in automobile tires is nitrogen inflation. Automotive racers (such as NASCAR) use nitrogen instead of air in their tires because of the many advantageous, the least of which is improved gas mileage. You can increase you gas mileage by 5 to 15% simply by filling your tires with Nitrogen, which can be done at a nominal cost of $3 to $5, and you wont have to worry nearly as much about properly inflated tires.

Our air is made up of nitrogen, oxygen and other gases, but by filling your tires with nitrogen you eliminate the troubles oxygen has with our tires. Air corrodes aluminum and steel wheels, causing leaks through valve stems, wheel flanges and around the tire beads. Air also migrates through rubber. Air actually escapes through the rubber whether there is a leak or not. Plus, there is humidity in the air, which accelerates rust and corrosion. If you have ever wondered how one tire could look low this is why. You could be losing 2 psi a month with air, compared to taking 6 months with nitrogen. By maintaining better air pressures, you improve rolling resistance, have better tread wear and lower your fuel consumption.

Nitrogen tires will also run cooler then tires inflated with air, which keeps tire pressures more constant (wont increase or decrease with rising or lowering temperature). You are better able to keep your tire pressures at the recommended pressure, which will also improve tire life and gas mileage.

But how much can you really save? Lets say you add nitrogen to the tires on your full size, regular cab pick-up. You were getting approximately 15mpg average, and now you are getting a 16mpg average. Doesnt seem like much, but over time can add to substantial savings. It cost you $3 per tire, or $12 to fill your tires with nitrogen to get a 6 2/3% increase in your gas mileage, which equals a 6 2/3% savings on each gallon of gas you buy. If you are buying gas at $3 per gallon, you save nearly $.20 per gallon. You will save $3 with each 15 gallon fill or recoup your expenses after 4 fill-ups. And then you can begin counting the profits from you quick and easy investment in nitrogen filled tires.

If you want to save money on gas, just start driving less. If you cant do that, improve your gas mileage, and one of the easiest ways you can do that is ride on nitrogen.

1) Brand building as the process of marketing your business/product attempting to instill a recognizable brand into the market. If youre successful, people will remember your brand and return to your online retail store. Brand building is an essential component of the online retail business. Why? Search engine results arent guaranteed forever youll need a recognizable brand.

2) Give yourself an attitude check. How is your attitude toward your online retail business? How is your attitude toward your customers? Dont underestimate the importance of a good positive attitude. A negative attitude will show in the results of your business just as a positive attitude will show in your online retail success.

3) Link building is an essential Search Engine Optimization (SEO) process requiring you to contact webmasters of various sites across the internet. Your goal should be to let others - maintaining websites in a similar industry as yours know about your online retail business. More links into your website usually means better search engine results. Dont try to get links from websites with no similarity to yours it might be a waste of time.

Personally, Ive had best results with regular 2 to 3 day mail. However, the products I ship are small and easy to package. You should learn what works best for you but make sure you ship quickly.

8) Your product descriptions and other writing in your online retail store should be of high quality and easily readable. No misspelled words, bad grammar, etc. Anything short of high quality writing will result in lost sales.

9) Learn to use Digg.com Digg is a social website where people submit news, stories, etc. for others to look at and comment on. When you see a news story or write an article relevant to your online store submit it to Digg. This is a good way of spreading the word about your online retail business.

10) Do you have a good logo? If not, pay the price to have one made professionally. A good logo can make or break the professional appearance of your online retail business. Also, a quality logo goes hand in hand with brand building. Youll want people to recognize your logo so pay for a good one.

In order to understand the differences, lets look at how the lending process works in each case. mortgage bankers are given rate sheets by their institutions, telling them what interest rates they can quote to their clients on any given day. Theres only so much a bank can do, with regard to interest rates, because it needs to remain profitable in order to stay in business.

mortgage brokers have an advantage in that regard. They're not loaning their own money, and are free to "shop your loan around," looking for the best terms from various lending sources. They make their money by getting loans at discount prices and then marking them up, making money on the difference. Since they have many sources to choose from, they can often find loans at lower rates than most banks.

The third alternative, correspondent lenders, combines the best features from both groups. Correspondent lenders are similar to mortgage bankers in that they make the lending decision and fund the loan with their own money or credit line. However, as soon as a loan has closed, its sold to another lender at a previously negotiated price. Its the best of both worlds for you as a borrower. You'll be dealing with the banker who is funding your loan, yet that banker is able to shop your mortgage around, which can obtain you a lower interest rate.

Correspondent lenders can sometimes be difficult to find, since they're generally smaller institutions, operating on a regional basis, and it can be hard to tell whether a lender is a broker or a banker, based solely on the companys name. One way to find out is by visiting the lenders website, if they have one. You'll normally find a button you can click that will bring up a page containing a detailed description of the company. If the lender doesn't have a website, you may find their phone number in the Yellow Pages.

Although they may not always be easy to locate, with a little digging, you may find that a correspondent lender offers an attractive alternative to a banker or mortgage broker when it comes to shopping for your next home loan.

Ahh the baby's room; that too-cute space primed for pastels, stuffed animals and frilly or little-man outfits for the zero-to-three-month set. Busy moms strive to furnish it with the bare essentials, and decorate it with a gender-appropriate (or neutral) theme, before baby arrives. Because, realistically, beyond a bed, monitor, baby diaper disposal system and colour scheme, what does a baby really need in his or her new crib?

Plenty, local baby stores and online retailers will have you believe. Most hand out, or post, nursery checklists, so new moms won't forget to buy a baby diaper stacker, bottle warmer and mobile when they're in purchasing a nursing pillow.

Before you wonder aloud, "What's a baby diaper stacker?", take heart. The Herald talked to four local moms to get the low-down on nursery must-haves, as well as over-rated accessories they can live without.

1. Sleep sack. Deveau swears by daughter Kate's Grobag sleep sack. She can't kick it off in the middle of the night and it prevents her from leveraging her legs to climb out of the crib. Since blankets aren't recommended for newborns, sleep sacks provide warmth, safety and security.

2.White noise source. You can't control your neighbour's barking dog, but you can block it out with a noise machine or fan, says Deveau. Kate cuddles a Sleep Sheep lovey that stashes a small noise machine. It can be set to play whale, rain, ocean or river sounds for 20- or 45-minute intervals.

3. L-shaped nursing pillow. A proper pillow with a high fill will lift baby up to the right height for comfortable nursing or bottle feeding. Deveau suggests buying one halfway through the pregnancy to use as a body pillow at night.
